Notice

This notice is to let all our HOA members know that the governor issued Alabama beaches open April 30th, @ 5pm. Please make sure you follow the guidelines of social distancing.

At Bella Luna:

The hot tubs inside and out will remain CLOSED as will the indoor pool. All heat will remain shut off to these hot tubs and this pool.

The exercise room / fitness room will also remain CLOSED.

Bella Luna condos will open the outside pools and grill areas.  SEE THE HEALTH DEPARTMENT LETTER ATTACHED.

You will be required to follow social distancing at the outdoor pools as well as any common areas in the building. There will be a limited number of people (10) perbody of water and deck at the pool area this is due to the rules by the health dept.  Also, a limited number of chairs placed outside to try and keep social distancing. YOU are responsible for wiping down the chairs and tables that are used. We will have someone in place to make sure all these rules are followed that are put in place. PLEASE help in trying to make this safe and enjoyable for us all as we are all trying to enjoy and be safe. Please do your part as an OWNER.

We are committed to the health and safety of our owners, guest and staff. We encourage you to follow CDC recommendations, including staying home if you are sick, washing your hands frequently and observing social distancing. As always, we will continue to sanitize all touchpoints and common areas.

HOA Board and Management

Letter from Health Dept:

Based on the Order from the Governor and direction from the State Health department, all water venues will be allowed to reopen on April 30th at 5:00 PM with the following conditions:

A gathering of no more than 10 people PER BODY OF WATER in that area NO MATTER THE SIZE OF THE DECK AND WATER. The 10 people Rule includes in the water AND on the deck.
Those 10 people must maintain the 6 feet of separation if they are not family members. Each person in that family unit is counted as part of the 10 people Rule.
If the beach is accessed through the pool area, then you may separate the walkway from the pool area so the 10 people Rule may be more easily monitored.

Once again, the management company, Certified Pool Operator, home owner association, property manager, etc., are responsible for monitoring their facilities and ensuring compliance. Should the Baldwin County Health Department receive a complaint that the Order is not being followed, ADPH will verify the validity of the complaint. This could lead to the immediate closure of the water facility whereas an Emergency Order of the Health Officer (EHO) will be issued. Corrective action to lift the emergency order includes a written plan on how the facility will maintain compliance.

Feel free to post this information if you wish.

Bella Luna update

Good-Morning,
I hope that everyone one had a Happy and Blessed Easter. We as the crew and board here @ Bella Luna are trying to do the best to keep all owners safe as possible and updated as we are notified.
The email that was sent out a while back was to inform all owners about the pools and amenities being closed. This was due to the health dept. and the HOA board along with the Governor of Alabama saying to keep distance.
As I know most people don’t like being told what to do these things have been set in place to help keep you and your family as well as others safe. This was not done lightly by anyone.
Our staff has been working very hard to make sure that we keep wipes, hand sanitizer and anything to help keep the building safe and clean. Most owners have been very supportive and have been patient waiting on elevators to keep their distance from each other. But there have been a few owners that try to buck the system so to speak and seem that during this time rules don’t apply, or they should have special privileges.
Why is it that a few want to cause issues for us and our staff? We are here everyday putting us and our families at risk to make sure that your homes, home away from home or investment is being taken care of going over and beyond our responsibility.

The grills were left open to let owners be able to grill their food it has been explained to everyone that has asked you should grill only one or 2 at a time. Then bring your food back to the condo, no socializing at the grills, no groups. I’m not sure how anyone can’t understand this unless like I said these few people think rules don’t apply to them.

As beaches are closed and our amenities closed with things not as busy as they usually are this time of year we are taking advantage of time and doing some small projects, Pressure washing parking lot and walls, sealing and preparing to paint the walls. The generator tank is already painted, we are cleaning and changing carpets out. Repairing sheet rock in fitness room and have repaired painted and placed tile in meds restroom. Just is just to name a few. The crew is wiping down elevators and walls too.

So, as you can see, we have been busy, and it should be appreciated by all owners and not making anyone’s job more stressful than it is at this point. All of us should be doing what’s best for each other and our building to keep us all safe.

Thanks,
Teresa Badonsky

Coronavirs COVID-19- Swimming Pools

Memo from Lynn & Daniel:

There have been lots of questions concerning the decision to close pools at condominium associations. So that there is no misunderstanding, Baldwin County condominium association pools and fitness areas should be close by order of the Baldwin County Health Department.

Effective March 28,2020, the Baldwin County Health Department ordered all pools, spas, hot tubs, wading pools, etc., permitted by the Baldwin County Health Department to be closed along with fitness centers as well in effect until, at least, April 17, 2020 (see below notice). The condominium association pools are permitted by the Baldwin County Health Department and therefore this order applies to them. The order further places the responsibility of making sure the order is complied with on management companies, certified pool operators, homeowners associations, property managers, etc.

As always, we are both available to all of our clients via cell phone (Lynn: 251-583-2275 ∣ Daniel: 251-752-8170) and email (Lynn: lynnperrylaw@gmail.com ∣Daniel: danielhcraven@gmail.com) to answer any questions or address any concerns you may have. We wish you all the best and stay safe.
